Bromley Council registered 33 planning applications between 1 and 7 October. Eight are prior approval notices, six are lawful development certificates, six are tree works in conservation areas and five are householder extensions. Three are worth a closer look, and five of the 33 are for the same farm.
The council’s register is a Salesforce site that will not open without JavaScript, so every link below goes to the PlanIt copy of the same record, which carries the reference, the description, the ward and the consultation date (PlanIt, Bromley). Applicant and agent names come from the council’s own register, read through its data service on 10 October.
The ones to know about
- Eight flats on the roof of Cortland House, Penge. The application is for an “upwards extension to existing block of flats to provide 8 x additional residential flats with cycle parking and refuse provision” at Cortland House, Apple Yard, SE20 8FT, off Penge High Street. It is a full application with 21 documents, submitted through an agent. Comments close on 27 October and the scheduled decision date is 27 November (26/03856/FPA).
- Five barns to five homes at Lone Barn Farm, St Mary Cray. Five separate prior approval applications, one per building, each seek “the change of use of an agricultural building to 1 dwellinghouse and associated operational development” at Lone Barn Farm, East Hall Road, BR5 4EZ. They use Class Q of the permitted development rules, under which the council checks that the building qualifies and then decides only whether its prior approval is needed on matters such as transport, noise, contamination, flooding and design, rather than weighing the scheme as a full planning application. All five have the same applicant and agent. Comments close on 27 October, with decisions due between 30 November and 1 December (26/03876/NOT, 26/03877/NOT, 26/03878/NOT, 26/03879/NOT, 26/03880/NOT).
- A sensory garden at Perry Hall Primary School. The school on Perry Hall Road, Orpington, wants a sensory path “constructed from different textured and coloured materials with small sections covered by coloured archways”, activity boards, a sound tube, herb planters and a wooden gazebo for outdoor teaching, on land at the front of the school “for children with communication, social and sensory needs”. Comments close on 28 October (26/03865/FPA).
- Potters Farm, Bromley Common. Two submissions discharge remediation conditions on the housing permissions at Potters Farm, Turpington Lane, one on the 2018 permission and one on the 2024 outline (18/04265/CON7, 24/03543/CON4).

What it means for you
- To comment on Cortland House, Lone Barn Farm or Perry Hall, use the council’s planning register and search the reference. The dates above are the consultation deadlines on the register.
- Lawful development certificates and prior approval notices are not planning applications. A certificate confirms that work is permitted development; a larger home extension notice lets neighbours object only on amenity grounds. Neither goes through the usual planning balance.
- The Lone Barn Farm applications are decided on prior approval matters only. If you have concerns about traffic on East Hall Road, noise or flooding, those are the grounds the council can consider.
